The order it goes in

What your committee asks.

Five questions, in the order they arrive. We know the order because it is the seat we came from. Most of the work above is establishing the answers before anyone is in a room.

  • Is the power firm, and on what date? Nameplate is not firm, and the date is the term sheet.
  • Who controls the connection? An interconnection is not always an asset of the land.
  • Can the sponsor close? A site that cannot finance is a site that cannot deliver.
  • What does the contract have to carry? Term, credit and escalators have to match the tenor of the debt behind the build.
  • What will diligence find? The answer should be nothing you were not told in week one.

Every site in The Buildout Registry answered these before anyone signed. That is what the registry is for on our side: it is the comparison set a new site gets priced against.

The three gates.

The stages above do not run single file. In the deals we track, the workstreams advance in parallel and the schedule is set by three moments everything else waits on. Two of them decide whether your date is real.

Gate 1

Power confirmed

The go / no-go, and the gate that moves your delivery quarter most. Interconnect position verified, deliverable megawatts priced, and a route to firm power where the grid date is late.

Gate 2

The offtake signed

Your signature. The site's debt is raised against it, so the capital and the construction schedule both key off the day you sign rather than the day you decide.

Gate 3

Energization

Your capacity arrives. Power stays the critical path the whole way, which is why what gets established in stage 03 moves this date more than anything decided later.

Core Scientific's Muskogee campus broke ground in Nov 2024 against a Q2 2026 handover; Applied Digital's Polaris Forge 2 broke ground Sep 2025 with first power targeted in 2026.

+1–2 yrsFirst power to full buildout

Stargate Abilene energized in Sep 2025 and targets its Q4 2026 buildout; Polaris Forge 1 went live Nov 2025 and phases toward 2027. Capacity keeps arriving after day one.

5–7 yrsThe queue these sites are past

A new grid connection in a primary US market runs five to seven years. Every site we bring you is already past that clock; the 2026 thesis carries the sources.
