From megawatts
to a buildable project.

We find powered land, establish what it delivers and on what date, and prepare it for the company that builds on it. We read a site the way the buyer's own team will, because that is the seat we came from.

58 VERIFIED SITES · NINE GRID REGIONS
What we deliver

Powered land, made buildable.

We go further than sourcing sites. We settle the power question first, because it decides every other question on the project.

Buildable projects

Sites with the power established against a date, the structure agreed and the buyer's questions already answered.

Power-first development

Interconnection, firm capacity and the tariff are settled first, before a site is chosen and a date is promised.

Speed to market

The facts that decide a site are established in days. Discovering them in month four of diligence is what turns a delivery date into a renegotiation.

Stronger grids

Load that lands on an existing connection is load the system does not have to build for, and it arrives with a profile a utility can plan against.

Better use of land

A shut or underused industrial site returns to the tax base on ground that is already industrial, without a new transmission corridor or a greenfield footprint.

Across the market

Across the market.

Power, capital, the companies that sign for the compute, and the utilities that serve them. The counterparties a powered site has to reach.

The 2026 thesis

Anyone can hold a powered site.

What we do

The four stages.

New grid capacity in a primary US market runs five to seven years. Every site we work is already past that clock. Four stages turn one into something you can sign against.

01

Find

Powered land moves through industrial owners, miners and utilities long before it reaches a broker. We work those channels, so sites arrive before the market has priced them.

02

Prove

Firm megawatts against nameplate, who controls the interconnection, and what the permits and the state allow. In writing, with the primary source behind each claim named.

03

Engineer

A megawatt without a date does not clear a committee. Where the grid is late, on-site generation and storage carry the bridge, priced and sequenced with the specialists who build them.

04

Hand off

The site, the owner and the evidence, with the questions your committee asks already answered. From there it is your paper, and we stay on the file through your diligence.

Homer City, Pennsylvania

Homer City Redevelopment, financed by a Knighthead-led group, is rebuilding the retired Homer City coal plant into a gas-powered AI data-center campus: seven GE Vernova turbines, EQT supplying the gas, Kiewit building it. The 3,200 acres and the grid position were already there; that is what made the rest assemblable.

Hawesville, Kentucky

TeraWulf bought Century Aluminum's shuttered Hawesville smelter for the roughly 482 MW of interconnection it left behind, then signed Anthropic to a 20-year offtake anchoring the new Justified campus: about 401 MW of contracted critical load. The plant was obsolete; the power was the prize.
